ULI Panel Helps Fort Worth’s Northside Confront Displacement Pressures

A ULI Advisory Services Panel, sponsored by the Fort Worth Hispanic Chamber of Commerce and the city of Fort Worth—with support from the ULI Foundation and ULI Dallas–Fort Worth—has released recommendations to help preserve affordability and cultural identity in the city’s historic Northside neighborhood. The area, home to a majority Latino population, faces mounting displacement pressure from nearby mega-developments and rising property values.
“It’s not that we don’t love nice neighborhoods and nice amenities,” one resident shared during community engagement. “We just want to be able to stay in—and afford—our homes.”
The panel’s recommendations include forming a community action committee, creating a cultural district, launching an affordable neighborhood fund, and implementing tax relief strategies. The work reflects a paradigm shift: positioning Northside not as a victim of development, but as a catalyst for inclusive growth.
